What is a BREEAM Assessor?

A BREEAM Assessor is an independent, licensed professional who verifies whether a project complies with the formal requirements of the BREEAM certification scheme. My role is to review submitted evidence, assess it objectively against the BREEAM methodology, and submit the assessment for certification. I act independently from the project team and do not guarantee outcomes — my responsibility is to ensure accuracy, consistency, and compliance with the standard.

My Process as an Assessor

As a BREEAM Assessor, my role is to independently verify that your project meets the requirements of the applicable BREEAM scheme. The process is structured, transparent, and aligned with the official assessment methodology.

My Approach

1. Site visit

A site inspection is carried out to verify on-site conditions, installations, and implementation against the submitted evidence. Depending on the scheme and phase, this may take place with or without the project’s BREEAM Expert present.

2. Evidence Review in the BREEAM Assessment Tool

All submitted documentation is reviewed within the official BREEAM assessment tool. Evidence is checked for completeness, consistency, and compliance with the applicable criteria and methodology.

3. Validation, Inspection Report, and Quality Assurance Submission

I prepare the required validation texts and inspection report and submit the assessment for quality assurance by the Dutch Green Building Council (DGBC) or BRE (for international schemes). Any assessor comments or clarification requests are addressed transparently through the formal review process.

No. For BREEAM NL projects, the Expert and Assessor roles must be independent.
This separation safeguards objectivity and is a core requirement of the scheme.

If you already have an Expert, I can act as Assessor. If not, I’m happy to help you understand what to look for in an Expert.

It usually takes me around 3-5 working days to review the expert’s submission. Once submitted, the DGBC performs a quality check, which may lead to comments or required changes. I’ll clearly outline the process and timelines upfront to keep everything on track.

Yes. Once the DGBC approves the assessment, they issue the official certificate. I’ll receive it directly and hand it over to you. Please note: I am not responsible for the score—it depends entirely on the submitted evidence and what the DGBC approves during their quality check.

Countries like the UK, USA, Germany, Norway, Spain, and Sweden have their own national BREEAM guidelines—just like the Netherlands. I only assess projects in countries that fall under the BREEAM In-Use International scheme.
