BREEAM In-Use, Made Manageable
Expert-led support to help you understand where your building stands — and decide, with confidence, whether certification or improvement makes sense.
Start with a focused Asset Quickscan — or discuss scope in a short intro call.
What is BREEAM In-Use?
BREEAM In-Use is a framework for understanding and improving how an existing building actually performs in practice. It looks beyond design intent and focuses on day-to-day operation, management, and asset quality — covering energy, materials, health & comfort, and organisational processes. Used properly, BREEAM In-Use is not just a certification tool. It’s a structured way to gain clarity, prioritise improvements, and decide whether certification makes sense — now or in the future.
Improve operational performance
BREEAM In-Use helps identify inefficiencies in energy, water, materials, and building operation. This often translates into more efficient use of resources, lower operational costs, and a better-performing building in daily use.
Support sustainability reporting and compliance
The framework provides a recognised, evidence-based structure that supports ESG reporting, internal sustainability targets, and external communication — without having to start from scratch.
Use sustainability as a practical improvement tool
Rather than treating sustainability as a label, BREEAM In-Use offers a structured way to prioritise improvements, align stakeholders, and steadily improve performance over time — whether or not certification is the end goal.
Why BREEAM In-Use Often Feels Overwhelming
BREEAM In-Use is a powerful tool — but without the right guidance, it quickly becomes unclear where to start, what really matters, and how much effort is actually required.
In practice, this usually shows up as:
- Uncertainty about their current BREEAM score
- Unclear evidence requirements
- Not knowing whether certification is realistic or worth the effort
- Feeling pushed into a “full trajectory” before understanding the basics
That’s exactly where a structured first step quickscan, guided by an experienced BREEAM expert, makes the difference.
Expert Support — Not Just a Benchmark
Before committing to a full BREEAM In-Use trajectory, the Asset Quickscan uses BREEAM In-Use as a decision-making tool — not just a certificate checklist. This gives you:
Understanding where your asset truly stands
A clear initial assessment of your building’s BREEAM In-Use performance.
Recognising what already complies
Existing measures and policies are identified and acknowledged — no unnecessary rework.
Clarifying what is missing — and what is optional
Targeted gap analysis, focused on realistic and proportionate improvements.
Helping you decide if, when, and how to move toward certification
Strategic guidance rather than automatic escalation to a full certification trajectory.
Whether your goal is improvement, certification, or simply clarity — the approach stays practical and proportionate.

Frequently Asked Questions
The Asset Quickscan is a short, focused assessment that gives you clarity on where your building currently stands under BREEAM In-Use. It highlights existing strengths, gaps, and what would realistically be required to certify.
Full certification support goes a step further. It involves actively guiding the project through evidence collection, credit justifications, coordination with stakeholders, and submission for certification.
For BREEAM NL In-Use, the Expert and Assessor roles must be independent. This means I cannot act as both on the same project.
However, there are still flexible and efficient ways to work together. If you choose to handle the Expert role internally or via another consultant, I can act as your Assessor. In that setup, my assessor experience can help streamline reviews, clarify expectations early, and reduce back-and-forth during validation.
For BREEAM International In-Use, combining roles may be permitted depending on the scheme and project setup. This is always checked and agreed upfront to ensure full compliance.
In all cases, roles, boundaries, and responsibilities are clearly defined from the start — so there are no surprises later in the process.
That’s completely fine — and very common.
The Quickscan is designed to stand on its own. Many clients use it purely as an internal reference to understand their current position, plan improvements, or prepare for a future certification cycle.
There’s no obligation to proceed with certification unless and until it makes sense for your asset, budget, and timing.
Yes.
I support both Dutch and international BREEAM In-Use projects. The Quickscan approach works well for international portfolios because it provides a consistent, structured overview across assets — even when local documentation or maturity levels differ.
For portfolios, we often start with a pilot asset to align expectations before scaling up.
